Frequently Asked Questions:
What are your qualifications for rental?

We screen credit, employment and/or income, rental or mortgage payment history, criminal background, sex offender registry, bankruptcy search and eviction search. We evaluate every individual on a case-by-case basis. If an applicant has a concern, we will talk about rental possibilities considering each person's situation. Please see our Application Guidelines for futher information and specifics.

Why do I have to pay the $42.00 screening fee?

This is the amount necessary to cover costs to gain your background information and credit check. The screening fee is non-refundable.

How much money do I have to make?

We require applicants to have income in the amount of three time the monthly rent. Income can be from wages, salary, commission, tips, SSDI, food stamps or any combination of the above. We must verify each source.

What if I have an eviction or bankruptcy on my record?

Depending on the circumstance we may deny your application, ask for a qualified co-signer or additional security deposit.

Do you take pets?

Some properties will take pets with an additional, non-refundable security deposit. We reserve the right to limit the number of pets and have a special "Pet Addendum" which we add to your lease.

How much do I need to move in?

Generally, new tenants must pay first month's rent and an equal amount in security deposit to move in. Sometimes, a double deposit is required.

I don't want my girlfriend/boyfriend/roommate to be on the lease because of bad credit or history. Is that okay?

No. Every individual over the age of 18 must submit an application and must be a tenant/co-signer on the lease.

What kind of neighborhood is the apartment in?

It is a violation of Federal Fair Housing Law for us to make any comment on the neighborhood. We encourage you to drive by your property of interest and get a feel for the area. You may also visit the St. Louis City website for more information on police reports and complaint calls for a specific address.

Can I give you an application without seeing the apartment?

No. You must first tour the available property with a leasing agent before submitting an application for that specific unit.

How do I set up an appointment to see the apartment that interests me?

Call the Fisher & Company leasing office at 314-361-9700 x2 and speak with a Leasing Specialist. We will be happy to answer any questions you have. We will also conduct a brief phone interview to get a feel for your housing needs.

Do you accept Section 8?

Some of our properties will accept Section 8. A Leasing Specialist will be able to tell you if the property will accept your voucher. We may also suggest comparable units that are already Section 8 approved.

Do you accept tenants with different kinds of assistance? 

Yes. We frequently work with DePaul USA, Queen of Peace, Hopewell Center, St. Patrick's Center, Places for People, Interfaith and Shelter Plus Care, to name a few. We will coordinate with your case manger to determine the amount of rent subsidy and to locate a suitable apartment.
